Most Realtors approach contracts and agreements with a sense of dread. We treat them like a hurdle to jump over so we can get back to the “real work” of selling houses.
But here’s the truth: when you shy away from the paperwork, or worse, when you dump a pile of content on a client and ask them to “sign here,” you aren’t just being inefficient—you’re actively increasing their stress.
Your clients are likely scared, unsure, and confused by the process. They don’t need a “salesperson” to give them a pen; they need a professional to give them a sense of security.

The Regulatory vs. The Emotional
We have two reasons to complete our documents.
- Regulatory: You have a legal obligation to do it. This is the “boring” part that every agent knows.
- Emotional: This is the part most agents miss. Your clients have emotional needs. They are fearful that the process is too confusing.
If you want to show true professionalism, you have to move through step 1, step 2, and step 3 efficiently and positively. You don’t just dump the paperwork; you use it to alleviate their fear.
My “Start at the Bottom” Strategy
In Alberta, we have the Consumer Relationships Guide. Most agents start at the top and drone through the rights and obligations.
I want you to try something different: Skip to the bottom.
Why? Because the bottom of that document defines who we are and the strength of the body that governs us. It’s where the “rubber hits the road” for your value proposition.
When you start at the bottom, you aren’t talking about “signing a form”; you’re talking about a hierarchy of protection that looks like this:
- The Real Estate Act: The law that governs everything we do.
- RECA (Real Estate Council of Alberta): The body that creates the guidelines to protect the consumer.
- The Brokerage: The entity governed by RECA that oversees the files.
- The Agent: You, the professional following these standards.
You Aren’t a Plumber (No Offence to Plumbers)
Being a professional Realtor is fundamentally different from selling automotive parts or represented a trade like plumbing. You are more like a lawyer. Just as a lawyer is governed by a Law Society and specific Acts, you are governed by standards that you’ve put a lot of money and effort into upholding.
Don’t tell your client you’re doing the paperwork “because you have to.” Tell them what those protections mean to them.
When a client realizes they are protected by layers of provincial law and professional standards, their confusion and fear start to evaporate. They realize they aren’t just working with “some guy” or “some girl”—they are working with a professional who is held to a higher standard.
The Mentor’s Challenge
Next time you sit down with a buyer, don’t start at page one.
- Flip to the signature page.
- Explain the layers of protection (RECA, the Act, and your Brokerage).
- Show them that they are well-supported and well-protected before you ever ask for a signature.
You’ve paid for these standards. You’ve studied for them. It’s time you started taking advantage of them to build trust.
